Project development

Station 1 · Develop
What it is about

A project comes into being when three things come together, a project idea, a site and the capital.

What we do

We examine what makes sense and is economically viable at a site and, from idea, site and capital, develop a concept on which decisions can be based.

Project management

What it is about

The client leads the project and takes the decisions. Project management advises and supports the client, from preparation to completion.

We manage organisation, quality, costs, schedules and contracts and keep everyone involved on course.

Site supervision

Station 2 · Build
What it is about

On site it becomes clear whether what is being built is what was planned and agreed.

What we do

We supervise construction for conformity with the permit, the contracts and the plans, monitor the schedule, check invoices and costs, organise acceptance and follow up the remedying of defects.

What you gain

Deviations and defects are identified while they can still be put right.

Construction logistics

Station 2 · Build
What it is about

Materials, equipment and people have to reach the right place on site at the right time.

What we do

We plan and coordinate deliveries, storage, distribution on site and waste disposal.

What you gain

The trades do not get in each other's way, and construction keeps its rhythm.

Change order management

Station 3 · Change
What it is about

If the agreed work changes during construction, change orders to the construction contract arise.

What we do

We check every change order for its legal basis and for reasonable prices, document its course and prepare the decision on acceptance or rejection.

What you gain

You pay what is owed, with traceable reasoning.

Claim management

Station 3 · Change
What it is about

Not every claim can be settled with a single change order. Some are disputed and need to be resolved separately.

What we do

We assess disputed claims, prepare their enforcement or defence with complete documentation and negotiate them.

Your position is documented before money is argued over.

Dispute resolution

Station 4 · Resolve
What it is about

A dispute does not have to end in court. Construction has its own procedures for out-of-court dispute resolution.

What we do

Arch. Dipl.-Ing. Stephan Außerladscheider is trained as a certified dispute resolver for out-of-court procedures in construction. We support conflict moderation, conciliation, adjudication, expert determination and arbitration and help to choose the right procedure for the case.

What you gain

The dispute is resolved while the project can carry on.

Business mediation

Station 4 · Resolve
What it is about

In mediation, the parties look for a solution themselves, supported by a neutral mediator and in confidence.

What we do

Arch. Dipl.-Ing. Stephan Außerladscheider guides the parties through the process as a certified dispute resolver and business mediator (DGA-Bau-Zert./BVM).

Life-cycle management

Station 5 · Operate
What it is about

A building does not only cost money during construction but over its entire life. Its use accounts for the largest share of the costs.

What we do

We consider planning, construction, operation and deconstruction together and align decisions with the costs over the entire life of the building.
